September and October saw the Arrowtown property market take a significant dive compared to this time last year. There were six house sales and two section sales during September and October, compared with 12 sales over this period in 2012.

Arrowtown Market Review
Listings are still short especially in the lower end, $400,000 to $500,000. Because of a big shortage of land we are now loosing sales to other Suburbs like Lake Hayes Estate, Lower Shotover Country subdivision and Jack’s Point where section and house prices are significantly cheaper.

There is still good buyer demand in the $400,000 to $600,000 price bracket and we expect this to continue for the foreseeable future.

Current Market Conditions
The total volume of sales year ending 2012 was 84; this consisted of 77 house sales and 7 section sales.

This is an increase of 23 sales from 2011 or a 37.7% increase. An encouraging sign that the Arrowtown market is again on the move.

The total volume of sales year ending 2011 was very similar to 2010 with 61 sales, 55 house sales and 6 sections sales, this compares with 59 sales in 2010, 56 house sales and 3 section sales.
